Assistance is money that may help with upfront costs. It is separate from your required down payment. These examples do not show your total cash needed to close, which may include other costs.
Examples multiply purchase price by the selected assistance percentage; actual assistance may use a different base. The county FHA base loan limit is divided by 96.5% to illustrate a purchase price with 3.5% down. FHA limits do not establish individual DPA program limits. DPA caps, eligibility, financing costs, and availability require separate review. These are assistance examples; program eligibility and actual limits require separate review.

The calculator shows separate 2%, 3.5%, 3.5% forgivable, and 5% repayable assistance examples. Actual assistance depends on the selected program, calculation basis, limits, eligibility, and availability.
Not necessarily. Some options permit qualifying repeat buyers. Other underwriting and program requirements still apply.
The 2% and 3.5% grants described here do not require repayment of the grant itself under applicable program terms. Second-mortgage assistance has different requirements.
The 3.5% forgivable option is a 0% second mortgage with no monthly payments. It may be forgiven after five years if conditions are met; an early sale, refinance, or transfer may trigger repayment.
Assistance may be available with eligible FHA financing, subject to the specific program and underwriting requirements. FHA county loan limits do not establish DPA eligibility or guarantee assistance.
The examples multiply your selected home price by each assistance percentage. County limits affect the maximum FHA base loan and the illustrated purchase-price range. Individual DPA programs may have separate limits and calculation rules.
