What Should I Look for When Touring a Home?

The Short Answer

Look at how the home works for your daily life, signs of needed repairs and costs you may face after buying. Take notes and ask questions about anything unclear. A tour helps you compare homes. It does not replace an independent inspection or specialist advice.

I am checking everyday fit

Judge the home against the way you live, not just how it looks during a showing.

  1. Check the layout

Note room sizes, stairs, storage and access you need for everyday tasks.

  2. Check the setting

Observe parking, noise and travel needs at times that matter to you.

  3. Write your tradeoffs

Separate needs you cannot change from finishes you could change later.

I noticed a condition concern

Record the concern and ask for a proper review before relying on a repair guess.

  1. Take clear notes

With permission, photograph or describe water marks, odors, cracks or damaged areas.

  2. Ask for records

Request seller disclosures and available repair or maintenance records.

  3. Get qualified help

Ask an inspector whether a specialist is needed and get repair estimates when appropriate.

I am ready to make an offer

Resolve key unknowns and understand your inspection deadlines before committing.

  1. List open questions

Ask what is included in the sale and what still needs repair or replacement.

  2. Plan the inspection

Discuss independent inspection access and contract deadlines with your real estate professional.

  3. Recheck the budget

Include known repairs, moving costs and ongoing expenses before choosing your offer.

Look beyond the staged furniture

Check room sizes, storage, stairs, parking and whether your furniture and routines fit. Notice light, noise and access. Visit again when practical so one short tour does not decide everything.

Record concerns without diagnosing them

Ask about water marks, odors, cracks, roof age and heating or cooling equipment. These observations do not prove a defect or tell you its cost. Have an independent inspector evaluate condition and ask about any specialist review. Do not enter unsafe areas or test unfamiliar equipment yourself.

A few good questions

Can a good-looking home still have major problems?

Yes. A short tour cannot show every defect. An independent inspection and, when needed, specialist reviews can help you understand condition.

Can I use the appraisal instead of an inspection?

No. An appraisal helps the lender assess value. An inspection looks at physical condition. They have different jobs.
