Why Is My Mortgage APR Higher Than My Interest Rate?

The Short Answer

The interest rate is used to calculate interest on the loan. APR also reflects certain borrowing charges, which can include points and borrower-paid broker fees. That is why APR can be higher. Do not add a fee percentage directly to the interest rate.

Fixed examples show the same note rate and payment with different included finance charges. They are not live rate quotes.

Example A: fixed broker compensation only

Hypothetical example A: 6% note rate, about $1,199.10 monthly loan repayment and interest, and 6.142% APR. The fixed $3,000 borrower-paid broker compensation remains part of the example.

  1. Understand the example

Assume a $200,000 note at 6% fixed for 360 equal monthly payments. The first payment is exactly one month after closing. The full-precision loan payment is $1,199.1010503055, displayed as $1,199.10.

  2. Separate the costs

The example has fixed 1.500% borrower-paid broker compensation: $200,000 times 1.500% equals $3,000, paid in cash at closing. With no other included charges, the amount financed for APR is $197,000. The note balance is still $200,000.

  3. Use the result carefully

Using those regular cash flows gives 6.142% APR after rounding. Assume no mortgage insurance, other fees, unusual first period or timing adjustment. This is a static educational example, not a lender disclosure or rate quote. The compensation is not optional discount points.

Example B: one additional included charge

Hypothetical example B: the note rate stays 6% and the monthly loan payment stays about $1,199.10. An additional $1,000 included finance charge changes the example APR to 6.189%.

  1. Understand the example

Use the same $200,000 note, 6% fixed rate and 360 equal monthly payments, first due exactly one month after closing. The full-precision loan payment remains $1,199.1010503055, displayed as $1,199.10.

  2. Separate the costs

Keep the same fixed $3,000 borrower-paid broker compensation and add $1,000 of a charge explicitly included in APR, also paid in cash at closing. The amount financed becomes $196,000; the note balance is still $200,000.

  3. Use the result carefully

These cash flows give 6.189% APR after rounding. Assume no mortgage insurance, other fees, unusual first period or timing adjustment. The extra $1,000 is not a claim that all closing costs count in APR. This static example is not a quote, legal disclosure or option to remove fixed compensation.

What should I compare on my own offer?

APR is broader than the note rate, but it is not every homeownership cost or a forecast of a changing rate. Match the loan type and other terms too.

  1. Understand the example

Find the interest rate and APR on the actual loan documents. Ask which charges were included in APR.

  2. Separate the costs

Separate the fixed borrower-paid broker compensation from optional discount points and other charges. Lender-paid compensation is not added again as a separate consumer charge.

  3. Use the result carefully

Compare matching loan terms and complete costs. APR does not tell the whole story about monthly housing costs, future adjustable rates or how long you keep the loan.

How Do I Read a Loan Estimate?

Start with the loan terms, full monthly payment and estimated cash due at closing. Then review fees and compare offers on the same assumptions. Ask about anything that differs from what you discussed.

What Are Mortgage Points, and Are They Worth Paying?

One point means 1% of the applicable loan amount. Optional discount points can trade more cash upfront for a lower rate, but there is no fixed rate cut per point. Compare the added cost with the payment difference and time you expect to keep the loan. Broker compensation is a separate cost.

FHA vs. Conventional: Which Has the Lower Total Cost?

Neither FHA nor conventional is always the lower-cost loan. Compare actual loan amounts, upfront and ongoing mortgage insurance, fees, payment and cash needed. Your eligibility and how long you keep the loan can change which offer fits best.

A few good questions

Why Is My Mortgage APR Higher Than My Interest Rate?

The interest rate is used to calculate interest on the loan. APR also reflects certain borrowing charges, which can include points and borrower-paid broker fees. That is why APR can be higher. Do not add a fee percentage directly to the interest rate.

Does this page promise a lower rate or approval?

No. Educational examples are not live quotes, personal offers, savings promises or loan approvals. Actual terms and lender requirements apply.

What should I compare before choosing?

Use matching written offers. Review the interest rate, APR, broker compensation, optional points, lender fees, credits, payment, cash needed and lock terms.

Can I calculate APR by adding a fee percentage to the note rate?

No. APR relates the amount financed and payment timing to the repayments. In the fixed examples, the note rate stays 6% while the included charges change. The examples do not replace a lender's required disclosures.
